If you are new to deal sourcing, you have been told to find a property first and worry about the money later. That is why most beginners never close anything. This works the other way round: line up the investor first, so when a deal turns up you already know who is buying it. It is not a course. It is a toolkit you fill in, and it takes about twenty minutes to set up.

If this sounds like you
You know roughly what a good deal looks like. You know what a sourcing fee is. What nobody has told you is who to actually talk to, what to say to them, or why anyone with money would take you seriously when you have never done this before. And a good deal is worth nothing at all if there is nobody waiting to fund it.
There are investors all over LinkedIn and in every Facebook group. You cannot tell which ones actually buy, which ones are other sourcers, and which ones will waste a fortnight of your time.
You write it, read it back, decide it sounds desperate, and close the tab. Three weeks go by and you still have not contacted anybody.
This is the one that stops most people. It feels like you need a track record before anybody will speak to you, so you wait. And the track record never starts.
What you have probably already tried
The real problem
Almost every course teaches you to find a property first and then go looking for someone to fund it. For somebody with no investors yet, that is the hardest possible way to start. You end up holding a deal with a deadline on it, messaging strangers, asking them to trust you with their money at a week's notice.
Turn it round and the pressure disappears. Get to know a handful of investors before you have anything to sell them. Find out what they buy, where they buy it and how much they have ready. Then go and look for that exact thing. You are not selling any more. You are filling an order.
Chasing is standing in a room with fifty other sourcers hoping one investor remembers your name. Positioning is having a profile and a message good enough that the investor replies to you instead. The first is a numbers game you cannot win yet. The second takes twenty minutes to set up.
The system
Three steps, in order. Each one ends with something finished, so you always know where you are up to. The training runs alongside the steps rather than before them, which means you send your first message in week one instead of week six.
Fill in the profile. It is one page, and every sentence is started for you, so you are completing blanks rather than writing from scratch. Add your registration numbers as they come through. If you have not done a deal yet, there is a section written for exactly that situation.
Send message A to connect. Once they accept, send message B. Change the first line so it is clearly about them, and send it. When somebody replies, message E puts two time slots in front of them so it is a yes or a no. If they go quiet instead, message D goes out about a week later.
Twelve questions to work into the call so you find out what they buy and whether they have the money ready. Mark the call green, amber or red as soon as you hang up. Only go looking for property for the green ones. Give the ambers one more call.
What you get
The wording came out of more than two hundred real conversations with active UK property investors. It is not theory, and it is not a course recorded in somebody's spare room. What is written down is what actually got replies, booked calls and moved money.
The one-page document you send before a call and link from your LinkedIn profile. Every section tells you what to write and shows you a finished example underneath it, so you are never staring at an empty page. It also contains the compliance block investors look for, with a line for each registration you need. If you have not got them all yet, the profile shows you exactly where they go so you can fill them in as they arrive.
Seven messages, written out word for word, covering first contact from the opening line to the last chase. Three open the door: the LinkedIn connection request, the email that asks for a fifteen-minute call, and the short message for Facebook groups that allow it. Two turn a reply into a booking: the one that offers two time slots, and the one for when an investor says “just send me anything you get” without telling you what they buy. Two handle silence: the day-seven follow-up, and the single return visit four to six weeks later.
Each takes about five minutes to personalise and send. Each comes with the words to change to make it yours and the one mistake that stops it working.
Twelve questions with the exact wording for each one, so you are never stuck for what to say next. Beside every question is the answer that should worry you. Print it and keep it in front of you on the call. Fifteen minutes and you know whether this person is worth spending the next fortnight on.
Sixty-five minutes of reading across four short modules and a bonus. It covers who you are actually looking for, how to fill in your profile properly, where investors genuinely spend their time, and how to run the call without it feeling like an interrogation. Read each module next to the step it belongs to rather than all in one go at the start.
Plain English
If you have been nodding along in the Facebook groups without being completely sure what half of it means, here is the short version. You will meet all of these inside the toolkit.
The first week
There is nothing to install and nothing to build. Fifteen minutes to fill in your profile, five minutes to personalise and send the first messages, and that is your setup done. Seven messages go out across the week, and you are reading them off the page rather than writing them yourself. There are seven scripts in total, so there is one for whatever they send back.
A typical reported result from sourcers using these templates. Your own numbers depend on who you contact and how well you personalise the first line of each message.
The maths
A sourcing fee is what an investor pays you for finding a deal and packaging it up. In the UK that is usually somewhere between £3,000 and £10,000 on a single property. This costs £17. It does not have to work more than once to have paid for itself many times over.
Why not just buy a course
Most property courses hand you forty hours of video and still leave you to work out the investor part on your own. This is not a course. It is a toolkit: you open it, fill in the blanks, and send the first message the same day.
| The £3,000 course | The Investor Magnet System | |
|---|---|---|
| Format | Forty hours of video | Two PDF volumes and a one-page roadmap |
| Focus | Mostly finding property | Entirely finding and qualifying investors |
| Time to first action | Several weeks of watching | Twenty minutes |
| What you leave with | Notes | A finished profile and seven messages ready to send |
| Compliance detail | Mentioned in passing | A written block with every registration investors check |
| Price | £2,000 to £5,000 | £17 |
Course pricing reflects the typical range for UK property sourcing programmes.
Before you buy
I had been watching videos for about six months and had not spoken to a single investor. I filled in the profile on the Monday, sent my first batch of messages that week, and two came back to me. One of those turned into my first deal. I just needed somebody to tell me what to say.

The offer
This is the first step, not the whole job. It gets you an investor who tells you what they want to buy. Finding and packaging the property comes next, and that is a far easier problem once somebody is already waiting for it. You do not need anything else yet.

Questions
Get started
There is somebody on LinkedIn this week posting about the area you want to work in. The only thing standing between you and that conversation is knowing what to put in front of them and what to say. Both are written out for you in here.

The small print
Worth two minutes before you buy. The cancellation position in section 5 of the terms is the one most people want to know about.
